A late-night fire tore through the heart of a Whanganui institution — restaurant, commercial kitchen, bar and conference room all gone in a single night. For the building’s owners and the hospitality team who called it home, the loss was more than physical. It was the threat of an ending.

But the market had shifted since the building first opened, and rebuilding what stood before would have meant rebuilding the past. The owners wanted something more: something positive and significant for the town, with hospitality — their true point of difference — at its centre.

Black Pine were already known to them. Local, but with an international perspective. Architects with hands-on hospitality experience who understood the industry from the inside, and who could hold their own in difficult negotiations with the insurer.

Black Pine brought a clear plan. First came the Business Recovery Package, restoring calm, certainty and competence when it was needed most. Then a focused design process, shaping the future alongside owners and tenants.

The opening move was to reimagine the existing building so the owners could unlock the strongest possible insurance settlement. From there, a new building was designed to maximise return on investment and fit the tenants’ evolving business model precisely.

Without decisive action, or with the wrong partner, the fire could have marked the end of the business — or seen an entire payout spent only to land back where they started.

Today the owners and tenants stand in a far stronger position — with a legacy building and, in the Glasshouse restaurant and bar, a regionally superior venue that gives Whanganui’s hospitality sector a premium asset, and the town something to be proud of.

 

 

This wasn’t just a rebuild. It was a strategic commercial investment.
